Our offer is usually below what a fully prepped, listed home might sell for on the open market — that's the trade-off for selling as-is with no repairs, no showings, no commissions, and a closing date you choose. When we present the number, we walk you through how we got there: recent comparable sales, the home's condition, and the work it needs. If the math doesn't work for you, that's a fine answer. Correct. We buy as-is. Leave behind furniture, items in the garage, anything you don't want to move. No paint, no patching, no haul-away. If that part of selling has been the thing keeping you stuck, read the as-is page for more specifics.
Our offer doesn't include agent commissions or listing fees — that's part of why a direct sale can pencil out. Standard closing costs (title, escrow, recording, any prorated taxes) are explained in writing before you sign anything. No surprises at the table.
Many of the homes we look at have something complicated attached — a lien, a payoff that's larger than expected, code violations, permit issues, inherited title questions. Tell us what's going on. Most of it gets handled through escrow at closing. If something is truly a blocker, we'll tell you instead of stringing you along.

A few concrete things to check: ask for proof of funds — we can provide it within a day. Look us up independently through Google reviews, not just what's on our own site. Your sale closes through a licensed, independent escrow and title company, not directly to us — they handle the funds and paperwork, which is a real protection for you. Be wary of any buyer who pressures you to sign the same day, won't provide proof of funds, or asks for money upfront — we never ask for anything upfront. We build the number after the walkthrough, not before it — so it already reflects the actual condition of the house, not a guess we plan to renegotiate down later. Some buyers quote a number up front and then find reasons to lower it once you're locked into a contract — that's not how we work. If something genuinely new comes up during escrow, like a title issue, we tell you plainly instead of surprising you at the table.

None. You can request an offer, review it, sit with it, ask questions, compare it against listing, or walk away. We won't chase you with daily calls or guilt-trips. If it isn't the right fit, that's an honest outcome and we move on.
No. This is a direct, private sale. No MLS listing, no sign in the yard, no open houses, no parade of strangers walking through. Most neighbors won't know anything happened until after closing.
Purchase agreements in California include inspection and contingency windows that protect both sides. If something material changes for you during that window, we talk about it. We're not in the business of forcing a sale that's gone sideways for the seller.

It depends on the situation. Some sellers want to close in a few weeks. Others want a month or two to coordinate a move. We adapt — you pick the closing date that fits your life, not ours. If you want to see the shape of it, how it works walks through each step.
That's normal — most sellers do. The remaining mortgage balance is paid off directly from sale proceeds at closing through escrow. You don't have to come up with the payoff out of pocket. We just need the lender info during escrow.
It's worth a conversation. Depending on the amount, the lender, and your situation, options can include a short sale or other paths. We can't promise an outcome, but we can be honest about whether a direct sale fits or whether something else is a better starting point.
In many cases, yes. If you need a few extra days or weeks to move, mention it early and we'll see if a post-close stay can be built into the agreement. It's a common request and it usually works.
